River North Brewery in Denver recently began brewing operations and will be opening to the public in early 2012. With a 900 square foot elevated tasting room overlooking 4,000 square feet of brewery operation, it was important for founder Matthew Hess to find a contractor familiar with the intricacies of breweries.
Hess contracted with Foothills Commercial Builders, a full service general contractor that has specialized in tenant improvement and ground up construction for 25 years. Because there are special challenges associated with creating space for both brewing and serving customers, Foothills put their experience to work overseeing all aspects of the project.
Hess had already selected the location for River North and worked through the zoning, codes, and variance allowances. Foothills hired and managed an architect and engineers with proven brewery experience. Additionally, Foothills used a team of subcontractors with experience in brewery HVAC, plumbing, and electric work. This experience has given Hess a dependable space to brew as well as an attractive place to serve his customers.
The brewery includes a 15 barrel brewery operation with a bottling line and walk-in coolers. Foothills ensured that the brewing area was designed to allow for future expansion with minimal revision to the space. The space also includes an office, restrooms, and storage areas.
Hess credits Foothills’ estimator for staying on budget as he continually ensured that the subcontractors fully understood the project’s scope. And, his superintendent kept the project on schedule.
“I have no doubt that construction could have been drawn out for many more weeks, had Jack not been there to ensure everyone met his tight schedule,” said Hess.
Hess also kept costs down by relying on his own “sweat-equity.” While Hess painted and installed flooring, the Foothills team worked to complete the rest of the space.
